GTA Meeting with Management

Laundry Services

The Tenants Association raised ongoing concerns regarding laundry room conditions and service reliability. Management acknowledged performance issues, particularly with the vendor CSC, and advised the following:

  • They are pushing CSC technicians to be onsite twice a week. Currently they only come once a week.
  • CSC has updated its payment system to streamline refunds.
  • Gateway porter staff are responsible for routine cleaning of the laundry rooms, machine exteriors, and detergent receptacles - if you see issues in these areas, please email maintenance@gatewayny.com and copy gatewayplazata@gmail.com to ensure your complaint is logged, and notify your doorman for immediate assistance.

Management is also evaluating:

  • Installation of additional large-capacity dryers
  • Lighting upgrades required under Local Law 88 (LED fixtures and motion sensors)
  • Tiling updates in the 355 building (200) laundry room

Residents should continue reporting issues directly to Management and include photos when possible.

Security and Safety

Management reported the following actions:

  • Recent removal of guards who were sleeping on duty or engaging in inappropriate conduct
  • Installation of additional signage, heavy-duty speed bumps, and bollards to address unsafe bike delivery activity
  • In any situation where you feel unsafe, you should call 911 or the NYPD to report.

If a security desk is unattended, residents should notify Management immediately - email maintenance@gatewayny.com and copy gatewayplazata@gmail.com.

BPCA North/West Resiliency Construction

Pool & North Lawn

  • Management stated these will remain open Summer 2026.
  • Both will be closed for construction in 2027.
  • GTA will host another Q&A session with BPCA this Spring to provide updates on the construction schedule.

Composting

Management shared:

  • Additional compost bins may be ordered (approximately 10-week lead time)
  • Pickup once weekly (Fridays) - the city has told Management they cannot pick up more frequently
  • Improved signage regarding bin locations is under consideration.
  • Note! There is a compost bin behind the 375 building (near the bike rack / pool) that is not heavily utilized. You can try this bin if others are full while we wait for additional bins.

"Brown" Water

Management advised that recent discoloration appears related to nearby construction activity affecting water mains.

  • Water has been reported as safe, though discolored.
  • Pressure relief valves (located every three floors) are being flushed; some original valves are being replaced.
  • Clearing may take several days in certain stacks.
  • Management has contacted city representatives regarding mitigation options.

Residents experiencing persistent issues should report them to Management and include photos. Note that the Tenants Association is following up with BPCA on this matter, as it seems unlikely that all reports of brown water have been due to construction, particularly in buildings not near the construction.

Gateway Construction & Renovations

Lobby Construction

  • Increased reliance on package lockers during renovations
  • Overtime approval and supplemental staffing to assist with package volume - they admit this has been slower than expected and will hire more if needed
  • Minimal anticipated noise disruptions

Local Law 11 Façade Inspections

  • Scaffolding and exterior inspections have begun this year, starting with west and north exposures.
  • Management reported that no unsafe conditions have been identified to date.
  • A mid-February update is expected regarding scope of façade work.

Future Planned Enhancements

  • Roof terrace expansion with additional seating and grills
  • Albany Street entrance redesign to create a more formal entryway
  • Management will revisit improved wayfinding and address signage after the current construction projects are completed
  • Management declined, at this time, to add a ping pong or billiard table to The Club.
